The holidays can be the perfect time for you to stage and sell your home. Adding a little bit of holiday flare can really make an impression on buyers. Here are a couple tips for making your home look festive without going overboard courtesy of my good friend Erin Munton of HomFusion Staging.
Deck the Halls
If your home has a fireplace, the mantle is a great place to start. Add some garland or holiday lighting and ribbon to it. It will help make the fireplace stand out as a feature in the room. If you wish to add a tree to your decor choose a smaller tree over a larger one. The smaller tree will make the space look larger. You may also want to opt for an artificial tree over a fresh cut tree to keep the maintenance and mess down. You can always add a pine scented air freshener for that familiar holiday scent.
Light up the Night
Lighting can really brighten up your home and thoughtfully placed holiday lights can make your home seem warm and inviting to buyers. One thing to keep in mind is to keep it simple. Go with a theme where the lights and the ornaments compliment each other. Try to keep it more of a decorator look and less of a family keepsakes look.
Curb Appeal
Don't forget about your front door. An inviting holiday wreath, garland or festive decorations can be very pleasing to buyers. Take a clue from your neighbors. If the whole neighborhood is using white lights outside, you don't want to be the only home with colored lights.
Host a Holiday Open House with your Agent
This is a great place to create the feel of a festive holiday party by offering seasonal snacks like gingerbread cookies, candy canes, hot chocolate, and mulled cider. You can also pop some warm sugar cookies in the oven just prior to guests arriving to give your home a warm holiday aroma. Lighting a fire in your fireplace will also make your home feel cozy and warm, helping potential buyers visualize living there. These small touches can make all the difference.
